Your home is the most important purchase you can make. Unfortunately, getting a mortgage loan and finding the right home is a frustrating experience for many families. From the moment you first consider buying you home until the day you move in, you will have to make many decisions: What features do you want in a home? Which location should you choose? Can you really qualify for a home loan? How much can you afford to pay? Which home will be a wise investment? How will you negotiate a good price?

This program was created to simplify the entire home-buying process - to offer potential home buyers the help they need. Buying your home is time consuming and often complicated, but it also can be a rewarding experience, if you know what to expect and what your options are before you begin your home buying journey. This program will guide you from the very first step toward home ownership, right through the entire purchase process.

Topics include:

  • How to qualify for a mortgage
  • How to deal efficiently with credit issues
  • Managing debt and budgeting
  • Shopping for a home
  • The legal aspects of home buying
  • The responsibilities of being a homeowner
The class is $30 per person. While couples intending to buy a home together are not required to both attend the class, we do strongly encourage it. Call the office to find out if there is space in our next class, then send in the registration form with your check!

Upcoming Classes

FTHB classes are generally held in 3-hour sessions that meet once a week for 4 weeks, and run from 6 PM to 9 PM. Light refreshments are served. Please call the WATCH office at 781-891-6689 for more information and to reserve a space in upcoming classes. You can check out WATCH Latest News to see if there's a class being offered in the near future.

These classes or similar MHFA-certified home buying classes are a requirement for eligibility in any of WATCH's home sales to first time homebuyers. The class is also a requirement for qualifying for the City of Waltham's downpayment assistance program.
